An often overlooked and neglected component of the conveyancing process and partly contributing to the approximately 300,000 yearly abortive transaction and excessively protracted conveyancing time frames of up to 150 days or more.
Projected Estimated Total Amount of Weeks & Days of Delay that will be caused to property vendors & buyers can be calculated by interested parties where Estate Agency Companies provide vendors,future new vendors or buyers who are also vendors with No ,poor or incorrect advisory about the timing the vendors should order the relevant property searches from the Property Search Provider so each and every vendor has the property searches at the earliest opportunity possible in the turnaround location where their property is.
There can be substantial variations in Property Search Turnaround Time Frames in different local authorities,all of which impact on transaction time frames and the conveyancing component of all of them.
Rather than waste time trying to quantify the delay that will be caused to vendors and buyers and the probability of a resultant Abortive transaction,it is far more productive to instead make certain that all vendors & buyers receive credible Advisory from Estate Agency Companies that are located in England & Wales.
It is a massive but not impossible undertaking to ensure all Vendors & Buyers Receive the Appropriate Advisory from their current Estate Agent or New one,where the prospective New vendor is about to sign the Agency Instruction Agreement that starts the process of the property being sold.
It needs to be universally acknowledged that the Advisory needs to come from the Estate Agency Company,because for the most part,Vendors encounter them weeks before Vendors encounter solicitors or conveyancers.
There is Acute Urgent Need for Vendors to be simply,efficiently & speedily educated so they are fully aware of the measures they must take to receive a fast track Legal Completion of the sale of their property.
This task can be done in a half hearted and fragmented way or it can be carried out at scale by interested parties who seek to prevent vendors and buyers suffering from abortive sales and protracted conveyancing time frames.
Many of the participants need to accept that a degree of change is required if vendors and buyers are to receive an enhanced selling and subsequent conveyancing service.
